‘The Corner’ is a medium density block of luxury apartments located at 84 Curlewis Street, Bondi Beach. While the location of the building is prime, close to restaurants, transport, and the beach, this also means it is susceptible to noise intrusion from traffic. The developer has gone above and beyond with this development, having a good understanding of acoustics and its importance in the wellbeing and amenity of residents. Acoustic engineers selected the appropriate glazing thickness, and window/door frames were fitted with insulation and high performance seals. This will provide a high quality seal against both weather and noise intrusion from outside.
The client then decided to go above and beyond to ensure there was minimal sleep disturbance from outside noise. Polyvox worked together with the client to supplement the acoustic glazing along apartments on Glenayr Avenue with personal sound masking devices.
Following construction of the building, Polyvox conducted testing in a number of rooms to determine the characteristics of the ambient noise within the rooms. A sound masking spectrum was developed specific to the spaces, raising the level to Australian Standard AS/NZS 2107:2016 recommended levels, while minimising existing tones from air conditioning and electrical circuits/lighting.
The MODIO Home product was installed in the most noise sensitive rooms, with a level of control provided for tenants. The result significantly reduces disturbance during the quieter night periods, when low ambient levels from traffic and pedestrians become audible, regardless of glazing design. This allows the residents of the building to enjoy higher levels of amenity within the apartments, with less outside noise to cause sleep disturbance.
